Picture the scene: you receive a building inspection report or the valuation of an asset worth millions. It runs to 150 pages of solid text, full of technical jargon, unexplained formulas and obscure references to ABNT standards. The result? Confusion, uncertainty in decision-making and, often, the need to hire another professional just to “translate” the first document.

In engineering, technical precision is non-negotiable. But it is useless if it is not understood by the person who has to decide: the judge, the investor, the building manager or the asset manager. We believe a real technical report should be a tool for clarity.

1. The foundation: the standards (without being tedious)

Every serious report is born out of the standards — whether the NBR 14653 series for valuations, NBR 16747 for building inspection, or specific performance and structural standards.

What we do differently: we don't just cite the standard to tick a box. We explain how it applies to your specific case. Engineering is visual and three-dimensional. Describing a complex pathology (such as an active structural crack) in text alone does the client a disservice.

  • Easy-to-understand illustrations: schematic diagrams, 3D sections and explanatory sketches to show what is happening inside a wall or a foundation.
  • Annotated photographs: the images in the report carry arrows, circles and captions showing exactly where the problem is and how serious it is.

Instead of writing “presence of efflorescence caused by percolation”, we show a photo with an arrow tracing the path of the water and a simple diagram alongside explaining the source of the leak.

3. Organising the chaos: tables, spreadsheets and charts

Raw data is intimidating. Organised data is empowering. One of the biggest mistakes in reports is “hiding” the crucial information in the middle of long paragraphs. We use visual tools to summarise information:

  • Summary tables: so the decision-maker can grasp the overall picture in 30 seconds (e.g. the GUT matrix — Gravity, Urgency and Trend — in building inspections).
  • Open calculation spreadsheets: in valuations, we show how we arrived at the figure. Transparency in the linear regression or in the factor treatment builds trust.
  • Comparison tables: ideal for showing the “before and after” of a project or comparing the performance of the property assessed against its market peers.

4. Context: telling the story of the property

A number without context is dangerous. Saying that a warehouse is worth R$ 10 million, or that a beam has a 2 cm deflection, means nothing without the story behind it. Context answers the “whys”: why has this area appreciated so much over the last 5 years? Why did this structure start to give way now, and not 10 years ago?

Our reports do not analyse the property in a vacuum. We take into account the surroundings, the maintenance history, changes in planning law and the economic climate.
